Every step of the process is managed in-house by our professional team.
Property Selection
We target undervalued apartments in high-demand zones: proximity to business districts, universities, tourist areas and transportation hubs. Our selection criteria include price per square metre analysis, current Airbnb occupancy rates in the zone, long-term rental demand data, proximity to amenities, and renovation potential vs. cost. We focus on Limassol, Nicosia and Paphos.
Property Acquisition
Once a property has passed our due diligence process, we proceed to acquisition at the best negotiated price. Our chartered accountancy background means that every transaction is structured for maximum tax efficiency within the Cyprus legal framework. Post-acquisition, we carry out a targeted renovation programme.
Rental Optimisation & Management
We manage each property across both short-term (Airbnb, Booking.com) and long-term rental channels, adjusting the allocation dynamically based on seasonality, market conditions and occupancy data. Our target occupancy rate for Limassol properties is above 80% annually.
Investor Distribution
After deduction of all operating expenses, the net profits are distributed to shareholders proportionally to their equity stake in the company. Distributions are made on a regular basis, with full transparency reports provided to all investors. Our target net distribution yield is 8% per annum.
Portfolio Growth Through Reinvestment
A portion of rental income is systematically reinvested to fund subsequent property acquisitions. This creates a compounding effect: each new property generates additional income, which in turn funds the next acquisition. Our sequential model is designed to grow the portfolio towards our €2,000,000 target over the 2027–2030 horizon.
